Each contract actually rolls one of the wiki's real recorded house layouts for your tier, so plank and steel bar totals genuinely vary between rerolls, same as in the real game — they're not just the flat average multiplied out. A teleport tablet is used every contract to reach the contract's location, with the destination rolled randomly across Varrock, Falador, Ardougne, and Teleport to house — the four contract regions each have exactly 3 possible homeowners, so an even chance per region is the best-supported assumption without a documented bias. NPC Contact doesn't replace that travel — it's an additional Astral Contact cast per contract (1 astral, 1 cosmic, 2 air runes, the spell's exact cost) used to receive your next contract remotely instead of running back to a contractor.

How the Mahogany Homes calculator works

Mahogany Homes is a Construction minigame where you repair homes in four cities for XP and Carpenter points. This calculator works out how many contracts you need to reach a Construction goal (or how far the planks you already own will take you), how many supplies you will use, and what the Supply Crates you earn might contain.

Quick facts

It is members-only and needs a player-owned house. You need a hammer, a saw, steel bars and planks. No nails are required.
There are four contract tiers: Beginner (level 1, 2 points), Novice (level 20, 3 points), Adept (level 50, 4 points) and Expert (level 70, 5 points).
Average XP per contract is about 879 (Beginner), 1,894 (Novice), 3,260 (Adept) and 4,379 (Expert) without the outfit.
The full Carpenter's outfit adds a 2.5% XP boost on each completed contract, which brings the averages to about 901, 1,942, 3,342 and 4,488.
A contract uses roughly 10 to 13 planks and around half a steel bar on average, depending on the tier.
The four contractors are Amy (Falador), Marlo (Varrock), Ellie (East Ardougne) and Angelo (Hosidius).
The reward shop sells Supply Crates for 25 points, the plank sack for 350, Amy's saw for 500 and outfit pieces for 200 to 800.

Tips

The wiki lists roughly 30,000 to 35,000 XP per hour at Beginner, 65,000 to 75,000 at Novice, 130,000 to 150,000 at Adept and 165,000 to 190,000 at Expert.
A plank sack holds 28 planks and frees a lot of inventory space, and Amy's saw does the same for tools.
NPC Contact from the Lunar spellbook speeds up getting your next contract, which raises contracts per hour.
All tiers can be boosted, but invisible boosts such as the crystal saw do not count for contracts.

Frequently asked questions

How many contracts do I need for my goal?

Choose your tier, enter your current level or XP and a target, and the calculator divides the XP you still need by the average XP per contract for that tier, with or without the outfit.

Does the outfit bonus matter that much?

It is 2.5% on every contract. Over a long grind that adds up, and the calculator's outfit tickbox shows exactly how many contracts and how much time it saves.

Why do the supply totals change when I reroll?

Every contract is one of the real recorded house layouts for that tier, so planks and steel bars genuinely vary from roll to roll, just like in the game. The XP planning itself uses the stable wiki averages.

What do Supply Crates give?

Each crate rolls one item from a weighted table of building materials such as planks, steel bars, soft clay and bolts of cloth. They are meant to offset some of your material cost, not to turn a profit.
